Selling your vacation home may not be easy today, but you can make it irresistible to those in the market for a retreat from their busy lives. Stage the house to look as though you thoroughly enjoy all the area has to offer.

A seasonal property that appeals to buyers as a place to go and play or relax will need to be presented in a different light than if you were selling a full time year-round home.

There are probably already things in place that make your vacation house what it is. If it’s on the lake or riverfront property, you most likely have a deck that overlooks the water, some fun water toys, and a bar-b-q area for entertaining and relaxing with a summer meal outdoors.

You may even have a dock for your boats. If your house is a mountain retreat you most likely have snow toys, a good area for the family to come in and shed wet and snowy clothing without dragging them through the house, and possibly even a cozy fireplace or wood burning stove.

If you don’t have those features, consider building them in or repairing the ones that are already there. In the mountain retreat you can replace the wood stove with a cleaner burning pellet stove and tank-less water heaters and call the house green energy compliant. The lake house can use a refurbishing of the deck, a painting or reconditioning of the dock, and perhaps a new solar water heating panel to fire up the spa.

These are things people look for in today’s vacation home market. It’s usually a good thing for the house to be as green as possible so it doesn’t cost them too much money in utility bills. Having a second house for vacationing is more of a luxury these days than it has been in the past, so anything you can do to sell them on the cost effective points will help you to sell the house.

Try fixing up the house on the water with new deck furniture, or paint the ones you have in a matching color and buy new cushions if applicable. Plant flowers, spruce the place up, and set the area up to look like it’s ready for the family to come and hit the water.

The mountain house can be upgraded to include more beds to sleep in and a great furniture pit that surrounds the fireplace. It should look as though the winters will be cozy and warm. Set up a deck entertaining area and prop up hiking staffs in the corner.
